Sanctuary Design Studio creates intimate spaces you can call home. We specialise in new build dwellings on blocks of land and sensitive heritage renovations. We keep our practice boutique in nature but handle everything from initial sketches to complex approvals with councils or certifiers. You only deal with us. But it’s the relationships with our clients that sets us apart and helps us create designs that are truly outstanding and fit for purpose. We pride ourselves on the client receiving the right balance of direction versus flexibility, always working their ideas into our final builds.

We build a rapport with our clients. We work hard to find beautiful and functional solutions that surprise and delight our clients. We offer guidance through the design, approval and construction phases, explaining the process and setting out realistic timeframes and costs. Our clients are never unsure of what’s happening and when.

FUNCTIONAL DESIGN
It’s so important to have a home that works for you and provides flexibility. We don’t compromise functionality for the sake of a grand design concept - we believe that design should always be both beautiful and functional.

MINIMAL ENVIRONMENTAL IMPACT
We care about the impact of the building industry (and our projects) on our planet and we always endeavour to incorporate passive design principles into our projects - plenty of natural light to reduce the reliance on artificial sources, natural ventilation for cooling breezes, and well-insulated walls and roof to make living in your home more comfortable all year round and reduce the reliance on air conditioning. We consider the selection of materials - whether they are re-usable or able to be recycled, the longevity of materials and ongoing maintenance.
We have partnered with the Australian organisation 15trees.com.au.
For every renovation, we plant 30 trees, and for every new build, we plant 45 trees. This is just one more way of reducing the carbon impact of our projects.

A HEALTHY HOME
We care about our client's health, and as with environmentally conscious design, we also select materials and finishes with low off -gassing to ensure a healthy environment for everyone.

LOCAL KNOWLEDGE
We have lived and worked in the Byron region for almost 15 years and have a solid knowledge of council planning requirements and a network of consultants we work alongside such as Surveyors, Town planners, Bushfire Consultants, Certifiers, Engineers - wastewater, civil, structural. We can also recommend building contractors if needed, to ensure any project is executed to perfection.

SERVICES WE OFFER

SKETCH DESIGN
We respond to your brief with multiple options, which we refine with your input, resulting in a Sketch Design scheme that you love.
​
APPROVALS
Development Approval, Activities Approvals (plumbing and drainage, driveway), Construction Certificate, Complying Development Certificate. We produce the drawings and documentation required for lodgement and coordinate with relevant consultants to meet Council requirements and gain the requisite approvals.

CONSTRUCTION DOCUMENTATION + SPECIFICATION
We produce detailed drawings to provide the builder with ample information to quote accurately on the build and construct it with precision.

INTERIOR DESIGN
We offer concepts for the interior fit out and can make selections for tiling, bathroom fixtures, kitchen joinery and anything that’s built in. If you require help with soft furnishings ie. curtains, furniture, rugs etc. we can recommend the right people.

BUILDER ONBOARDING + SITE VISITS
We meet with the builder to discuss the project and ensure they have a good understanding of the design and detailing. We are available throughout the build to resolve any further details that arise on-site to ensure the best possible result for you.
